What are the land prices like it that area? Availibility of Good Clean Well Water? Off the farm employment opportunities? Schools? Neighbors?

Since you did not spell Montpelier correctly, I am curious for your interest in the area. No, I am not from there. I live 2500 miles from there. But I grew up in Northern VT.

The only thing I know about Montpelier is that it appears rather dirty (driving through), and the old timers used to refer to it as "where the cuckoos" go. It used to have a huge and not very nice mental hospital, or was that White River Junction?

From time to time we had business in the area, first place I ever say "city" life! It is hard to believe that little place is the Vermont capital.

By the way, there used to be (about 10 years ago) a little diner just outside of the business district. Yumm! I still think of the great meals I had there.

Montpelier is very nice, but it's not going to stay that way very long. It's got about 10,000 people in it, but the number is going up every day. The problem is Burlington, which is about 35 miles away. Burlington was listed as the number one city in the U.S. to live in by several organizations, and now everybody and his brother is moving into the area. There isn't enough housing in Burlington, so they are moving down the road to Montpelier. It's an easy stretch of interstate. Taxes are up, land prices are though the roof, and the average time for a house on the market is two weeks. Vermonters can't afford to keep their own land, and the city folks moving in are more than happy to pay their asking price. Some folks are even getting more than their asking price. Schools are good but they are getting crowded, and in the next few years, it will begin to show in the quality. Off farm employment is available, but even with it, it's hard to afford the farm. In Burlington proper, a two bedroom, one bathroom house on a city lot with nothing special is going for around 175k. In Montpelier, it's about 150. Surrounding farmland is going for about 10k an acre. If you are planning on moving into this area, bring your checkbook. It's a great place to live, but you pay dearly for it.

(sheesh) Montpelier. I had read that Montpelier had almost no crime. Around 8% as compared to Lemmons,SD 245% or Kings Mountain,NC 348%.

If a 2 bed is going for $175K (YIKES) count me out. I'm a Country boy not a Millionaire. Guess this red mud 2-acre plot will have to do for another few years.
